We first met Richard Kadesch approximately 11 years ago when we were looking for a small condo to purchase on Hilton Head Island.  We had been vacationing there for several years and decided to invest in our own place.  We contacted Richard in response to an ad he had in a real estate magazine which featured a one bedroom unit for sale within our price range.  Upon meeting Richard and explaining to him what we were interested in, he deftly maneuvered us away from the unit we had seen in the advertisement and towards a unit in another complex.  He did not direct us or pressure us, but simply suggested we would be more satisfied with the other unit and the complex it was in.  He was precisely correct.  The price of the unit we purchased was not significantly higher than the one we first sought, but the difference in our satisfaction with the property was immense.

My next purchase was a building lot in Bluffton, from a Developer.  I found the lot on my own and I could have bought directly and without Richard but it didn’t cost anything more to have Richard as my agent so I thought, why not bring Richard into the deal?  Developers charge a full commission on their properties whether you have an agent or not.  If you don’t, they don’t lower the price - and the Developer’s agent represents the Developer, not you.  I thought that at the least it made sense to have Richard’s opinion about the quality and value of the lot before I bought it.  He did that for me and as it turned out, there was another issue that came up that required Richard to inspect the lot for me just before closing so I made a smart choice.

In 2006 I decided to build a home for my retired in-laws but also as an investment.  By this time I knew that Richard used to be a licensed South Carolina home builder and I knew that he could help me so I pretty much turned the project over to him!  Richard did many things for me that had to be done and that I did not have the time to do.  These included many of the choices that a buyer must make for the appliances, cabinets, fixtures, flooring and colors.  He made sure that these choices fit within my budget and he did the walkthroughs with the builder during and after construction.  All of this made a big difference to me because it really takes someone who knows construction to do get the best house from a builder.  I could not have had a better agent for this project.
