On Hilton Head Island, the Spa on Port Royal Sound Has Economical Second Homes and Good Amenities.

March 27th, 2008 rkadesch Posted in Gated Communities, Retirement Living, Second Homes, The Real Estate Market No Comments »

Many buyers want to have a second home on Hilton Head Island but not at high  prices.  The Spa on Port Royal Sound has two-bedroom villas from $79,900 and with beautiful grounds and excellent recreational amenities.  These include  walking paths beside lagoons, two outdoor swimming pools, one indoor heated pool, spa, sauna, three tennis courts and the Port Royal Sound beach that was re-nourished in 2006.  The Town’s bike path system includes Beach City Road where the Spa is located and it connects the Spa to all other Island locations.  Many restaurants and shopping areas, the hospital, library and airport are all within a ten minute drive.

While economical, the Spa has never done well in the Hilton Head Island vacation rental marketplace because it has a somewhat remote location and is not on the ocean.  The Sound beach is beautiful and great for walking, sunning, breezes - but not for swimming.  Spa owners mostly purchase to use their villas as second homes without rental to others.  Some owners rent to vacationers on their own and some owners rent to tenants.

The Spa has 268 one and two bedroom villas; All flats located on the first, second and third floors.  There are no elevators at the Spa, therefore owners often prefer the lower floors.  Buyers like the two-bedroom villas located anywhere within the  Spa and the Sound-front one-bedroom villas for their outstanding views of the beach and  Port Royal Sound.  The two bedroom villas are about 917 SF in area.  They have full kitchens and piggy-back clothes washers and dryers.  The monthly regime fee is $467 and this includes insurance for hurricane/fire/flood, water and sewer, basic cable TV, buildings and grounds maintenance, trash pick-up, pest control and 24-hour manned security gate.  The annual property tax is approximately $820.  The Spa is well managed by the Board of Directors and a full-time Regime Manager.

Go Gated Realty ® just listed #2201, the lowest price two-bedroom villa in the first phase closest to the Sound for just $116,900, furnished.  The owners of this villa have just repainted the interior and installed new tile floors in the kitchen and the bathrooms.  This villa is on the second floor and has a balcony with a view of the grounds.  The balcony can be enclosed to become a screened porch.  This villa is ready to go and a buyer can move right into this villa at closing.

Please come and see the Spa on Port Royal Sound for yourself and take advantage of some low pricing today.  To learn more about any vacation, investment or residential villas or homes on Hilton Head Island or nearby, contact the Gated Communities Specialist ®.

“I really like the ocean view”, she said with enthusiasm.

March 4th, 2008 rkadesch Posted in Buyer's Agency, Second Homes, The Real Estate Market No Comments »

I thoroughly enjoyed a sales appointment with these buyers from Atlanta a few days ago.  Before they visited, I corresponded with the husband by e-mail for several weeks and we spoke several times on the telephone.  He wanted a two-bedroom villa with vacation rental potential.  The focus would be on the Hilton Head Beach and Tennis Resort and Fiddler’s Cove

It’s great when buyers know what they want and are clear about it.  I can take that information and find the best few properties from what’s available.  When they arrived to see properties, the keys were in my pocket.

I had not met the wife before that morning but she called twice from the road to report on their travel progress.  They arrived and we had only seen two villas when she asked, "What does it cost for an ocean view?"  I explained that ocean view two bedrooms were more than they wanted to spend but that ocean view one bedrooms were in their price range.  To satisfy her curiosity, we saw one.  "I really like the ocean view", she said enthusiastically.  We met the next day and saw the best ocean view villas in their price range.  They really got excited about two villas that had very good prices and very good ocean views.  They have gone back to  to Atlanta to think it over.  I have sent the rental histories of each villa as they requested.

This is a ‘first phase’ sales story.  The process often begins on the Internet with a dialog  about the buyer’s expectations.  This is followed by a meeting to see the best properties door to door and compare them.  Even with extensive planning, more than one meeting is usually required.  This process has endless variations because everybody is different and there are many different kinds of properties.

The first phase is often followed by a second and third.  These consist of the offer, negotiation, inspection, renegotiation, loan application, selection of the attorney, closing and post-closing.  Each part of the process is important and has its own  opportunities and challenges.  I work for clients to get them best price and terms possible   t takes skill, good communication and some luck.  It’s always a learning experience.  Things usually go well and when they do, it’s fun too.

Hilton Head Foreclosures, Preforeclosures and Low Prices

February 15th, 2008 rkadesch Posted in Buyer's Agency, Second Homes, The Real Estate Market No Comments »

A growing sub-group of Hilton Head real estate sellers are highly motivated.  Some of them cannot ’hang on’ for a recovery that is anticipated to occur within the next twelve months.  They want to sell now and they are offering low prices today.  In addition, there are more foreclosures now than I have ever seen in my 33-year real estate career on Hilton Head Island, even though South Carolina has among the lowest foreclosure rates in the nation.  For ready and qualified buyers, this is a juicy opportunity.

Let’s look at three Hilton Head bargains available now:

#31 Honey Locust Circle in Hilton Head Plantation.  This home is a preforeclosure listed  @ $389,700 with Go Gated Realty®.  It was under contract but just returned to the market in the last 24 hours.  The house is within walking distance to Port Royal Sound and located in one of the best and most popular gated communities on Hilton Head Island.  The Sound  offers fabulous  summer breezes and beautiful sunsets where there is a community walkway.  Hilton Head Plantation has two security gated entrances, four 18-hole golf courses with optional memberships and a community swim and tennis club.  This is a residential community that does not allow vacation rentals.  The 3-bedroom, 2.5 bathroom house was built in 1993 and has 2,027 SF of living space at ground level with no steps and a two-car garage with automatic door opener.   It has a fireplace, screened porch and ‘natural’ yard of .2 acres that requires minimal care.  The house is located within Hickory Forest, one of the best Island neighborhoods within Hilton Head Plantation.  The house is already at the ‘must have’ price of sale at $389,700, approximately $50,000 less than the next lowest comparable home in that neighborhood.  The house is in good repair but needs new carpet and paint inside only.  The owner closed his small business recently and has moved away.

#441 Admiral’s Row at the Hilton Head Beach and Tennis Resort.  This  villa has a motivated and eager seller who says  says "Make an offer", good advice for bargain hunters who will wonder what they were waiting for if they miss this one.  The 2-bedroom, 2-bath ocean view furnished vacation rental villa is listed with Go Gated Realty® @ $398,700.  This is $80,000 less than the most comparable listing in the same building today!   The Beach and Tennis Resort is a family oceanfront resort with a large oceanfront swimming pool and cabana bar, ten tennis courts with pro shop, convention center with on-site rental company and regime management, restaurant, sports lounge and a 24-hour manned security gate.  The Hilton Head Beach and Tennis Resort is the most popular economical resort on Hilton Head Island where two-bedroom ocean view vacation rental villas cost less than half what they cost elsewhere on the Island.  #441 Admiral’s Row is a top floor, end location which is decorator furnished, in top condition and already up and running in the on-site a vacation rental program.

24 Whitney Place, a rare foreclosure in Indigo Run (pictured to the right), $569,900.  Indigo Run is a residential Jack Nicklaus golf community on Hilton Head Island with two 18-hole golf courses, a swim and tennis club and several security gated entrances. The house was built in 2005 and has 4 bedrooms, 3.5 bathrooms, 3,180 heated SF, a full kitchen with Corian counter tops, almost-new appliances and a two-car garage  It is the has the lowest priced of a full size home for sale in Indigo Run today by $30,000.  This is a bank REO (real estate owned property) and will be sold ‘as is’ but with the right of inspection.  3% earnest money is required.   Contact Richard Kadesch e-mail rich@rkrealty.com for more information about this house.

Don’t assume that any property is best for you because it is a foreclosure, preforeclosure or has a low price. The selection is excellent for good properties at good prices today.  Buyers should always exercise due diligence and compare properties that interest them to others.  It’s a good idea to have an experienced Buyer’s Agent help you find a good property, evaluate it for your needs and represent your interests.  As always, the fee for your Buyer’s Agent is already in the price of every listed property and paid at closing.   Update 3/5/08:  This house is now has an accepted contract of sale.  Please inquire about other homes that could meet your needs.

Do you have an interest in any of these properties?  Please let me know.

Woodlake Villas to Become a Hilton Head Gated Community

February 6th, 2008 rkadesch Posted in Retirement Living, Second Homes, The Real Estate Market No Comments »

Woodlake Villas on Hilton Head Island will become a gated community later this year and will be among the Island’s most economical locations to have security gates.  In January, 2008 the two-bedroom villas there were listed for sale from $116,000-$145,000.  The villas were built in 1983.

In late 2007 the Town of Hilton Head Island began the long-planned widening of Mathews Drive and it purchased land from Woodlake for $80,000 under eminent domain.   Before this, Woodlake owners had voted against buying security gates because of the cost.  With $80,000 from the Town, they decided to go ahead with gates.  The total cost for the new entrance at Woodlake including the gates will cost about $145,000.   Homeowners will not be assessed for the balance that will come from their reserve funds.

"We intend to build a mechanical security gate with pass codes,"  Woodlake Board President Charlie Wetmore told Go Gated Realty ®.  “Restricting access to the neighborhood with security gates will reduce the potential for problems and enhance our property values".

Woodlake is comprised of 224 two-bedroom flats and townhouses and is located on Hilton Head Island just one mile from the beach at 96 Mathews Drive.  Woodlake has a community fitness center, swimming pool, two tennis courts, playground and a fenced dog park.  Most of the villas have fireplaces and many have lake views. Each villa has about 1,000 square feet of living area plus an outside patio and a storage closet.  Woodlake is close to the hospital, Sam’s Club, the library, Barnes and Noble, airport, many banks and other locations.   The villas have long been popular residences for owner-occupants, tenants and investors.

The Town’s Mathews Drive renovations will beautify the neighborhood and should enhance properties values in the area. Old  Mathews Drive was an undivided and heavily traveled two-lane road.  The new road will have two lanes divided alternatively by landscaped medians and turning lanes.  There will be a 10-foot wide bicycle path on each side of the road and three traffic circles along Mathews Drive with one at the entrance to Woodlake.   A raised crosswalk there will improve pedestrian traffic between Woodlake and Port Royal Plaza.

The Mathews Drive renovation and the addition of new security gates at the entrance to Woodlake Villas should increase property values and make Woodlake a preferred community for many people.   Before the renovations to Mathews Drive and the security gates to Woodlake are finished, this is a very good time for anyone to buy a Woodlake Villa.  To discuss availability, selection, costs and rental, call or e-mail Richard Kadesch, the Gated Community Specialist ® today!
