Hilton Head Real Estate Buyers are Finding Bargains Every Day

Prices have come way down, interest rates are low and there is a large inventory of properties offering an outstanding selection to thequalified buyer.  Active buyers know that the future of Hilton Head real estate is bright and now is the time to buy.  They have been watching the market, making offers and finding bargains every day.     

Hilton Head real estate prices have fallen below levels that many of us expected.  This is the time to find bargains.

 We Will Not See Lower Interest Rates 

To wait for lower interest rates does not make sense any more.  The Federal Reserve has finished cutting interest rates and they will probably be higher in the future.  The cost of real estate will effectivly be higher as the cost of money increases even if prices remain the same or go a bit lower.  Anyone who expects lower prices should find a well-priced property as soon as possible and  then negotiate a lower purchase price.  The help of a good Buyer’s Agent is key.  Please call me, the Gated Communities Specialist  ® to find the property you want and for service you can trust.      

Hilton Head Real Estate is At or Near the Bottom     

Many economists have been quoted by the Associated Press and the Wall Street Journal as saying that we are at or near the bottom.  Popular finance columnist Suzy Orman said in her column on April 21: "This could be the time to buy a house.  While today’s market is not without risk, it offers a sweet spot of opportunity.”   On April 14, 2008 The Associated Press reported that 59% of the people they interviewed said that this is a good time to buy real estate and 40% believe that home prices will rise soon.  

South Carolina has been among the best states for home appreciation in the country and among the lowest foreclsoure rates. Foreclosures do not come close to characterizing our market but the few that we have are listed by banks with agents of the Multiple Listing Service.  They may or may not be your best buy.   The way to get a bargain is to work with your Agent who can help you find and purchase one.

Enjoy Maximum Convenience and Luxury in Hilton Head Plantation at Skull Creek

Beside Skull Creek in Hilton Head Plantation are upscale villa residences located within an easy walk to to the Skull Creek Marina and the Country Club of Hilton Head.   Residences close to recreational amenities are highly desired by many people and there are very few locations anywhere with this kind of convenience.  This area is for primary and second homeowners only.  Hilton Head Plantation  does not allow vacation rentals.

                                                                                                                                                                                                                                                                    In addition, many of these residences have fantastic, deep water sunset views!  The locations include Governor’s Harbor, Indian Springs, the Courtyard, Mariners Point and Grandview.  The one, two and three bedroom villas at these locations have different architecture, views, features and prices.  Each villa location has its own swimming pool and all owners have use of the Spring Lake Recreational Center with the central swimming pool of the Plantation as well as walking beach and views of Port Royal Sound provided at the community’s Dolphin Head Recreational Center.  Hilton Head Plantation has two, 24-hour security gates and a wide variety of shopping, restaurants and the Hilton Head Hospital just outside of the main security gate.

The Skull Creek Marina is located at mile 555 on the Intracoastal Waterway.  It has floating docks for sale or lease with berths to 200 feet.  Every slip has internet, water and electric service and a dock box.  Gas and diesel fuel is available as well as a travel lift, boatyard services, dock house, full time staff and concierge services.  Owning or renting a boat slip is optional and is not included with the real estate along Skull Creek.

On Hilton Head Island, the Spa on Port Royal Sound Has Economical Second Homes and Good Amenities.

I thoroughly enjoyed a sales appointment with these buyers from Atlanta a few days ago.  Before they visited, I corresponded with the husband by e-mail for several weeks and we spoke several times on the telephone.  He wanted a two-bedroom villa with vacation rental potential.  The focus would be on the Hilton Head Beach and Tennis Resort and Fiddler’s Cove

It’s great when buyers know what they want and are clear about it.  I can take that information and find the best few properties from what’s available.  When they arrived to see properties, the keys were in my pocket.  

I had not met the wife before that morning but she called twice from the road to report on their travel progress.  They arrived and we had only seen two villas when she asked, "What does it cost for an ocean view?"  I explained that ocean view two bedrooms were more than they wanted to spend but that ocean view one bedrooms were in their price range.  To satisfy her curiosity, we saw one.  "I really like the ocean view", she said enthusiastically.  We met the next day and saw the best ocean view villas in their price range.  They really got excited about two villas that had very good prices and very good ocean views.  They have gone back to  to Atlanta to think it over.  I have sent the rental histories of each villa as they requested.               

This is a ‘first phase’ sales story.  The process often begins on the Internet with a dialog  about the buyer’s expectations.  This is followed by a meeting to see the best properties door to door and compare them.  Even with extensive planning, more than one meeting is usually required.  This process has endless variations because everybody is different and there are many different kinds of properties.  

The first phase is often followed by a second and third.  These consist of the offer, negotiation, inspection, renegotiation, loan application, selection of the attorney, closing and post-closing.  Each part of the process is important and has its own  opportunities and challenges.  I work for clients to get them best price and terms possible   t takes skill, good communication and some luck.  It’s always a learning experience.  Things usually go well and when they do, it’s fun too.

Hampton Hall Offers Incentives For Equity Golf Memberships

This is this a good time to buy real estate and a good time to join the Hampton Hall Golf Club.  For a limited time, the Golf Club is offering golf membership enrollment incentives that include:

Hilton Head Foreclosures, Preforeclosures and Low Prices

A growing sub-group of Hilton Head real estate sellers are highly motivated.  Some of them cannot ’hang on’ for a recovery that is anticipated to occur within the next twelve months.  They want to sell now and they are offering low prices today.  In addition, there are more foreclosures now than I have ever seen in my 33-year real estate career on Hilton Head Island, even though South Carolina has among the lowest foreclosure rates in the nation.  For ready and qualified buyers, this is a juicy opportunity.      

Let’s look at three Hilton Head bargains available now:

Woodlake Villas to Become a Hilton Head Gated Community

Woodlake Villas on Hilton Head Island will become a gated community later this year and will be among the Island’s most economical locations to have security gates.  In January, 2008 the two-bedroom villas there were listed for sale from $116,000-$145,000.  The villas were built in 1983.

In late 2007 the Town of Hilton Head Island began the long-planned widening of Mathews Drive and it purchased land from Woodlake for $80,000 under eminent domain.   Before this, Woodlake owners had voted against buying security gates because of the cost.  With $80,000 from the Town, they decided to go ahead with gates.  The total cost for the new entrance at Woodlake including the gates will cost about $145,000.   Homeowners will not be assessed for the balance that will come from their reserve funds.  

"We intend to build a mechanical security gate with pass codes,"  Woodlake Board President Charlie Wetmore told Go Gated Realty ®.  “Restricting access to the neighborhood with security gates will reduce the potential for problems and enhance our property values".   

Woodlake is comprised of 224 two-bedroom flats and townhouses and is located on Hilton Head Island just one mile from the beach at 96 Mathews Drive.  Woodlake has a community fitness center, swimming pool, two tennis courts, playground and a fenced dog park.  Most of the villas have fireplaces and many have lake views. Each villa has about 1,000 square feet of living area plus an outside patio and a storage closet.  Woodlake is close to the hospital, Sam’s Club, the library, Barnes and Noble, airport, many banks and other locations.   The villas have long been popular residences for owner-occupants, tenants and investors.

The Town’s Mathews Drive renovations will beautify the neighborhood and should enhance properties values in the area. Old  Mathews Drive was an undivided and heavily traveled two-lane road.  The new road will have two lanes divided alternatively by landscaped medians and turning lanes.  There will be a 10-foot wide bicycle path on each side of the road and three traffic circles along Mathews Drive with one at the entrance to Woodlake.   A raised crosswalk there will improve pedestrian traffic between Woodlake and Port Royal Plaza.
