Woodlake Villas on Hilton Head Island Adds Security Gates

The Town of Hilton Head Island has Renovated Mathews Drive and Built a new Traffic Circle at the Entrance to Woodlake Villas

The new security gates at Woodlake Villas on Hilton Head Island may increase property values and attract more owner-occupants who want to live or own in a gated community. The new security gates at Woodlake Villas on Hilton Head Island will close every evening and on weekends.

Woodlake is among the Island’s most popular economical residential communities with flats and townhouses priced from about $79,000, located mid-Island on Hilton Head Island on newly renovated Mathews Drive, across from Port Royal Plaza.  Woodlake Villas are each about 1,000 square feet with all ground level entrances.  Community features include:

  • fitness center
  • swimming pool
  • playground
  • tennis courts
  • pets are allowed
  • a short drive to the beach at Folly Field

At the same time that Woodlake owners were planning to install security gates to their community, the Town of Hilton Head Island was planning to renovate Mathews Drive.  When the Town purchased the land at the entrance to Woodlake to renovate, widen and beautify Mathews Drive, Woodlake owners were given the money to make their security gates a reality and it became clear that they should coordinate the new gates and the renovation of the entrance to Woodlake with the Town’s Mathews Drive project.

Now the Town’s Mathews Drive project is finished where Woodlake is located and Mathews Drive has two lanes divided by turning lanes and planted central islands, a traffic circle between the entrances to Woodlake Villas and Port Royal Plaza, raised walkways from Woodlake to Port Royal Plaza intended to slow traffic in the residential area and new walking paths along both sides of Mathews Drive.  These improvements to Mathews Drive at Woodlake give the road far more beauty than before the project and much safer for both drivers and pedestrians.  The improvements enhance the value of Woodlake Villas and vehicles enter and exit Woodlake much easier and safer than before.

installed their security gates.  In addition to the money the Town of Hilton Head Island paid to Woodlake owners for land at the entrance to Woodlake, the Board of Directors of Woodlake saved homeowners about $40,000 by installing the gates ‘in house’, including installing the phone and key system and not hiring outside contractors to do the gate installation.

The new Woodlake security gates will be open during week days but closed at nights and on weekends.  There are three ways to enter the gates at Woodlake when they are closed:  

  1. A visitor can call a residence from a phone at the gate to open the gate. 
  2. A card can be scanned.
  3. A clicker can be used.

Cards are free.  Clickers cost about $40 each.  Cards can be activated and deactivated based on occupancy.  There are two cards per villa and $10 per additional card.   There is also a walkway along the entrance to the Woodlake to a pedestrian security gate that requires a card to enter. 

Woodlake May Attract More Owner-Occupants

Charlie Wetmore, President of Woodlake Board of Directors says that 22% of Woodlake Villas are owner-occupied and the others are rented by tenants.  Investors have purchased Woodlake villas over the years because they have traditionally rented well.  Wetmore hopes that the new security gates and other improvements will influence more people to purchase Woodlake Villas as their primary or second homes and not just as investment properties.  ”That will effect values more than anything”, he said.  “We believe that the new security gates and improvements to the entrance will make Woodlake more attractive to owner-occupants than in the past”.

It is true that a Hilton Head gated community has benefits for its residents that non-gated communities do not have and that gated communities are perceived by the public to be more desirable  places to live.  For example, a second home owner who is not in residence for much of the year can know that their property is more secure in a gated community.  All residents should benefit when people who do not belong in the community cannot drive in anytime and cause a problem.

The State of Our Hilton Head and Bluffton Schools: Part 3

The Hilton Head Christian Academy The Hilton Head Christian Academy is accredited by the Association of Christian Schools International and the Southern Association of Colleges and Schools. The Hilton Head Christian Academy was founded in 1979 and has a 13-acre campus.  The Academy teaches K5-12.

This is the third of a six part series about the biggest issues facing Hilton Head and Bluffton schools today. The three biggest issues identified by the Hilton Head-Bluffton Chamber of Commerce are:

  • The quality of instruction.
  • School funding.
  • The explosive growth of our community.

The Chamber invited several of Beaufort County’s top educators and athletic coaches to speakabout these topics at the Hilton Oceanfront Resort on Hilton Head Island on August 28, 2008.  The speakers’ comments are presented in six parts.  This is part three.  The speakers were:

  1. Fred Washington Jr, Chairman, Beaufort County School Board.
  2. Dr. Valerie Truesdale, Superintendent, Beaufort County Schools.
  3. Mike Lindsey, Headmaster, Hilton Head Christian Academy.
  4. Peter Cooper, Interim Headmaster, Hilton Head Preparatory School.
  5. Questions from the audience and answers from the panel.
  6. The coaches speak about student-athletes, and character.
Headmaster Mike Lindsey

Mr. Lindsey has been the Headmaster of the Hilton Head Christian Academy since 1992.  Previously, he served as Headmaster of the East Hill Christian School in Pensacola for seven years.  He has been an educator since 1975 following seven years as a USAF pilot.  Mr. Lindsey has a business administration degree from Troy State University and and educational administration degree from Valdosta State University. The following is a summary of Mr. Lindsey’s comments at the State of the Schools event in August, 2008.

Children Revitalize My Life

Today, a parent really can’t go wrong with any school on Hilton Head Island that they choose for their child.

The faculty and administration of each school is energized and they all have the goal of providing the best education possible for their students.  This is certainly true of the Hilton Head Christian Academy.

When I first came to the Academy, I thought at the time that I might just stay for a couple of years.  But, seventeen years later, I keep showing up.   I am much older than when I arrived, but the kids never change.  They are always the same age.  It has been a rich experience.

I wear two hats at our school.  I am both the Headmaster and a teacher.  There is nothing that compares with the experience of being in the classroom and teaching children, a constant reminder about why I have spent the last 33 years of my adult life with children.

We Are a Mission Driven School

We are a mission based school and part of our mission is to create and maintain a stable and predictable culture, a culture that our parents identify with closely.  We are in partnership with our parents and we work hard to maintain the culture that our parents want us to have.

We are research based.  There are lots of ideas out there but we have limited resources to spend.  We have to know that something works before we buy it.  One of the greatest challenges that I face is to know how and where to invest our money.   

We are data driven.  In any business, you have to know what is working.  We have to hold ourselves accountable for the job that we do.  One of ways that we measure academic progress is with RIT scores.  Public schools use them and we thought that it would be a good idea if we did too.  It definitely helps us to evaluate a public school student who wants to come to our school.  To our surprise, we found out that we are the only private school in the State that uses them.  

We are results oriented.  The data must drive you somewhere that you want to go.  Education hinges on a few important things but some larger issues can get in the way.  If we make mistakes we will pay for them in our next year’s enrollment.  I always remind myself that every year I have to sell 500 seats.

We Want The Best Teachers

It is of the greatest importance who we admit and who we employ.  The best teachers pay dividends with the performance of our students.  Therefore, we go nationally to find the best teachers we can get and do whatever it takes to meet their salary requirements.  Seventy per cent of our teachers have masters degrees.  It they do not have a masters degree, they have to enter a masters degree program within a reasonable amount of time.  We want the level of our teachers to be better and better every year.

Technology Is Very Important

Technology is a big deal and it is expensive.  We cannot pay for everything that we would like to have but we have added white board technology to most of our classrooms and we expect to have them it in of our classrooms by the end of 2009. 

Personal Student Care

Our parents want their child to be both educated and cared for.   They want to make sure that someone is there to step into their lives and help them.  Perhaps they need help in assimilating into our school or they don’t seem to be living up to their potentials.  To make sure that this is done, we have created a new position of Assistant Headmaster for Student Development and so far, this has worked out very well for our school.

Hilton Head Foreclosures, Preforeclosures and Low Prices

A growing sub-group of Hilton Head real estate sellers are highly motivated.  Some of them cannot ’hang on’ for a recovery that is anticipated to occur within the next twelve months.  They want to sell now and they are offering low prices today.  In addition, there are more foreclosures now than I have ever seen in my 33-year real estate career on Hilton Head Island, even though South Carolina has among the lowest foreclosure rates in the nation.  For ready and qualified buyers, this is a juicy opportunity.      

Let’s look at three Hilton Head bargains available now:

#31 Honey Locust Circle in Hilton Head Plantation.  This home is a preforeclosure listed  @ $389,700 with Go Gated Realty®.  It was under contract but just returned to the market in the last 24 hours.  The house is within walking distance to Port Royal Sound and located in one of the best and most popular gated communities on Hilton Head Island.  The Sound  offers fabulous  summer breezes and beautiful sunsets where there is a community walkway.  Hilton Head Plantation has two security gated entrances, four 18-hole golf courses with optional memberships and a community swim and tennis club.  This is a residential community that does not allow vacation rentals.  The 3-bedroom, 2.5 bathroom house was built in 1993 and has 2,027 SF of living space at ground level with no steps and a two-car garage with automatic door opener.   It has a fireplace, screened porch and ‘natural’ yard of .2 acres that requires minimal care.  The house is located within Hickory Forest, one of the best Island neighborhoods within Hilton Head Plantation.  The house is already at the ‘must have’ price of sale at $389,700, approximately $50,000 less than the next lowest comparable home in that neighborhood.  The house is in good repair but needs new carpet and paint inside only.  The owner closed his small business recently and has moved away.

24 Whitney Place, a rare foreclosure in Indigo Run (pictured to the right), $569,900.  Indigo Run is a residential Jack Nicklaus golf community on Hilton Head Island with two 18-hole golf courses, a swim and tennis club and several security gated entrances. The house was built in 2005 and has 4 bedrooms, 3.5 bathrooms, 3,180 heated SF, a full kitchen with Corian counter tops, almost-new appliances and a two-car garage  It is the has the lowest priced of a full size home for sale in Indigo Run today by $30,000.  This is a bank REO (real estate owned property) and will be sold ‘as is’ but with the right of inspection.  3% earnest money is required.   Contact Richard Kadesch e-mail rich@rkrealty.com for more information about this house.
