The Dolphin Head Golf Club Plays I’ve Got a Secret
The Dolphin Head Golf Club held a tournament to support of the American Cancer Society, 'Rally for the Cure' in 2010.
The Gary Player Course Renovation is a Great SuccessDuring the summer of 2010 the Dolphin Head Golf Club closed for three full months while the Gary Player golf course was plowed up and replanted with the newest strains of Bermuda grass. Recently I played the renovated course and it is beautiful, plays great and the Members have many reasons to be happy about their newly renovated course.
Something else impressed me about the Club. It’s not a snooty club at all and just the opposite is true. The Members and staff were all friendly and courteous, like a big happy family! The secret of the Dolphin Head Golf Club is that it may be the friendliest golf club on Hilton Head Island.
This friendly ‘club personality’ seems to be a lot like that of Head Pro Burrell Williams. Burrell talks about the Club and the course renovation in this article. Later, Course Superintendent Larry Howze talks turf and makes an appearance on the TV show What’s My Line? with Gary Moore. In the show, he reveals some pretty juicy secrets about the Dolphin Head Golf Club. You don’t want to miss it.
What’s Their Secret?

My visit to Dolphin Head reminded of a Hilton Head Island many years ago when there were far fewer people on Hilton Head Island. When it was a smaller town, the telephone book was like a small brochure and just about everybody knew each other. Gary Moore, the television host of I’ve Got a Secret and What’s My Line? retired to Hilton Head Island in 1978. I really enjoyed seeing him at the Earl of Sandwich and speaking to him because he had a gift of making you feel like a celebrity when he saw you, not because of who you were but because he was a gracious gentleman who genuinely enjoyed people and it became obvious when he started talking with you. Gary Moore was a sailor, not a golfer but attractive character is not sport specific. Gary Moore had the quality that you find at the Dolphin Head Golf Club in the Members and Staff. It’s their secret.
What’s Their Line?

Friendliness may be the Dolphin Head Golf Club’s secret but running a private golf club well is their line. Burrell Williams has been the Head Golf Professional at Dolphin Head for the last 24 years. About the Gary Player course renovation he says, “If you played before the renovation you would have seen a noticeable difference, especially in the greens but also in the fairways. Both have new and different varieties of Bermuda.
This is the second renovation since the course first opened in 1973-74. This first renovation in 1993 included a bit of redesign by local course architect Clyde Johnson when the greens were rebuilt and the course was replanted with state of the art grass at that time. In the intervening years 20 years, new strains of Bermuda grass were developed at land-grant colleges in Georgia, Florida and Alabama and so that’s what we came up this time. This time we did no re-design at all. We strictly took the grass off of the greens, plowed up the course, poisoned the old grass and put the new grass in. The Club completely closed for course renovations of the entire course in June, July and August of 2010.
I explain it to people that you must put a new roof on your house and periodically and it’s the same kind of thing with grass. The grass that we had on our greens was becoming grainy. Bermuda grass over time develops new mutations which alters the appearance of the course and the putt-ability of the greens. That’s what happened, plus we had the option to put in much better grass and that’s what we did.
I have been here for 24 years and this is business as usual at Dolphin Head. This club is owned by the Members and they are very active in operating the club. What we did here his past summer is what good golf clubs do and what we do here at Dolphin Head.”
Bigger than a Bread BoxLou Salierno is the President of the Dolphin Head Golf Club. He’s tall, like Durward Kirby the announcer on several of Gary Moore’s TV shows and I asked him how the renovation had gone. “The renovation has worked out beautifully and beyond our expectations”, he said. “The course is immaculate and all of the Members are extremely excited about it. We are enjoying it very much.”
These are not just words. Testimony to the Members’ satisfaction was given unsolicited earlier in the day when a lady from Massachusetts came into the Pro Shop gliding on air after her round of golf. She announced to Burrell Williams and the entire pro shop, “We’ve been away since before the renovation and we just can’t believe how wonderful it is! I just had to tell you how excited we are about it!”

President Salierno continued, “We have a lot to offer to anyone who would like to be a Member of a golf club. We are one of the few totally private clubs on the Island and we have some great rates. Our membership is made of both Island residents and non-residents from all over the United States. The camaraderie of our membership is tremendous and it is what makes us a great community, one that anyone would be proud to be part of.

When I saw former Board Member Gary Hooper at the Club I asked his opinion of the course renovation. Gary has been a Member of the Club since 1979, is a resident of Hilton Head Plantation and is the Director of the Low Country Course Rating Team that rates all of the area’s golf courses for the South Carolina Golf Association. “Gorgeous renovation – all new tees, greens and fairways”, he said. “It’s wonderful! This course is playable but you can get into plenty of trouble. It just depends on how your game is going. Dolphin Head is a great club with wonderful people – really great people. And we have a great staff with our Pro and Superintendent who have been here for many years. They do a wonderful job for us.”

Gary Moore: “Our panel does not know what Mr. Howze does for a living so let’s begin our questions with Jayne Meadows who wants to know, what do you like most about your job?”
Larry Howze: “Getting off on Friday afternoon! No, really I would say that the best thing about it is being outside. When the weather is like it is right now, you can pull ten hours out there and love it every day. It’s not sitting in a cubicle, ‘ya know.”
Bill Cullen: “So your job is outside. Does it involve heavy equipment?”
Larry Howze: “We shut down and renovated the entire course for three months solid, daylight to dark. The hot summer created quite a challenge because once you put sprigs in the ground, you’ve got to have water them but at the same time, you don’t want to have rainy days because you lose days to work.
We didn’t lose any days and finished a week or two ahead of time so things worked in our favor. We had a little extra time to grow in the new grass. Two weeks means a lot when you’re growing grass because you sprig it – if you’ve seen that – you get to knit all of that together and you get 8-9 weeks to do it. Things worked in our favor. The rain could’ve come a little sooner for us (laughing) and helped us out with some water. When you are doing everything possible to get the grass to spread and you are adding fertilizer, having rain works much better.”

Kitty Carlisle: “Does what you do have something to do with a game that people play?”
Larry Howze: “Yes. We built our new greens with Mini-Verde, a new hybrid strand of Bermuda that is similar to the old Tiff Dwarf that came about in the late ‘60s and was then the dominant grass in the South for a long time. It’s the closest one to the Tiff Dwarf and it tolerates a little more shade than the other super-dwarfs. In our case, we are surrounded by trees, especially on our front nine, and I’ve heard and read and met with doctors on this grass and it tolerates shade a little better than the others. The speed of the greens compares to the two other super dwarfs, the Champion and the Tiff Eagle. They are all real close. It just depends on what the Superintendent is comfortable with and to me, mini-Verde is better for us because of our shade.”
Benet Cerf: “So we must be talking about a golf course. How does yours compare to others?
Larry Howze: “I think that Dolphin Head can hold its own against any of them as far as the quality of the course goes. The thing that I like about Dolphin Head, and I’ve played all of the other courses is that it’s a fair golf course. I think that anyone can come out here and have a good time. It’s not real demanding, although we can set it up to where it will pull your hair out, but on a given day you can shoot a nice round of golf and go home and brag about it instead of going home and saying that you lost 30 golf balls today. That to me sells itself. When people play here they say hey, I can shoot well out here but I can get into trouble out here too. A lot of golf courses don’t give you that opportunity.”

Gary Moore: “I think that the Panel has guessed that Mr. Howze has been the Golf Course Superintendent at the Dolphin Head Golf Club on Hilton Head Island since 1983 and with full credit to the Members who voted on and paid for the renovation, he worked 18-20 hours a day for three months this past summer to get the job done. He has been at the club a long time and he worked on the original crew that built the Gary Player course at Dolphin Head in 1973-74.”
Dorothy Kilgallen: “You have been at the Dolphin Head Club even longer than we have worked on shows with Gary Moore. What’s your secret?”
Larry Howze: “The Members tolerate Head Pro Burrell Williams and I because we all work well together and we give the Members a product that they are proud of. They are a good group of people to work for and we feel comfortable here. A lot of private clubs put a lot more pressure on staff than these members have but because the Members put their trust in us, they give us what we need to work with and then let us run the place like we should. It takes all of us to do that, not just the Golf Course Superintendent. I know that I can count on the people in the Pro Shop and in the Management Administrative Office. We work as a team to keep everything going in the same direction. As long as all of us are working as a team, you can put out a good product. I’ve seen clubs and when the Superintendent does not get along with the Pro or Manager and that just causes friction, no oil on the wheel and that makes for problems.”
Henry Morgan: “Gary Moore loves Hilton Head Island and the Dolphin Head Golf Club sounds very good. I have a few questions for Kristy Kumm but it would not surprise me if the entire panel ended up playing golf there as Members.”
Larry Howze: “I hope so.”

Election Day on Hilton Head Island and Bluffton, 2008

No Wait for evening voters at Christ Lutheran Church, the polling place for residents of Palmetto Dunes in precinct 7A
Hilton Head Islanders and Bluffton residents voted early yesterday at 28 polling places that included schools, churches, libraries, community pavilions and meeting rooms. Many voters were at their polling places before they opened and when opened, voters waited up to one hour during the morning at many locations. There was no wait in the afternoon or evening according to Poll Managers and Observers at Indigo Run, the Arts Center of Coastal Carolina at Shelter Cove, the First Lutheran Church on William Hilton Parkway near Palmetto Dunes and the Hilton Head School for the Creative Arts. According to scvotes.org, 58,960 Beaufort County registered voters voted, or 64.87% compared to 70.87% of all South Carolina registered voters that voted.
The Hilton Head Land Acquisition Bond Referendum and the Bluffton Town Election Results- The $17,000,000 non-binding referendum for the Hilton Head Land Aquisition Program passed with a 75% vote (13,386).
- The Bluffton Town Election for Mayor was won by Lisa Sulka with this vote summary:
Mayorial Candidate Votes Per Cent Lisa Sulka 1,738 53% Charlie Wetmore 1,499 46%
- The Bluffton Town Election for the two vacant Town Councilmen seats had the results below, but these results are now void because of a protest by Jeff Fulgham that was upeheld by the County Election Commission. A new election will be held but a date for the new election has not been set. In his letter of protest, Jeff Fulgham said: ”It appears that approximately 100 Bluffton citixens were not allowed to vote for town candidates. At least 88 of these are in the Buckwalter area where statistically I have the strongest support base. With only a deficit of 22 votes, projections show I would have more than likely won had these individuals been allowed to vote. As a combat vet who has fought for the right of Iraqis to vote, I am disturbed that Mitchell and Hamilton have not joined me in demanding that our fellow citizens are allowed to vote. If the roles were reversed, I would risk my Council seat to let anyone vote: black, brown, white and from my neighborhood.”

Tamela Maxim, President of the League of Women Voters of Bluffton, South Carolina says that Bluffton and Hilton Head Island are friendly places to vote. ”South Carolina in general is considered a State that is friendly to voters. It’s easy to register in this State and there are not a lot of restrictions at the polling places that would make it difficult for people to vote. You still must have your identification but I know from experience as a poll worker that they really do bend over backwards to try and help people when they show up at the wrong place or don’t have the right identification. They are polite. If somebody wants to vote a challenge ballot, they go to a lot of trouble to let them do that. So, there are a lot of things that are always going to be difficult, but Beaufort County tries hard to make it easy for people to be able to find where they are supposed to be so that they can vote.
One of the reasons that this can be a challenge for some people is because of our population growth. Growth changes the amount of space and the number of polling places that we need and their locations. Beaufort County tries not to change polling locations too much but it can’t be helped. We’ve grown so fast in Beaufort County. We do our best to keep up!
Every once in awhile, I get phone calls from people who ask me where they are supposed to go to vote. If I don’t have the map in front of me then I direct them to the newspapers which are usually the best source for that information.”
Indigo Run Residents Vote Within Indigo Run
Indigo Hall is the community pavilion of Indigo Run. This first-year polling place is one of only five polling places that are located within gated communities on Hilton Head Island and in Bluffton.
This is the first year that Indigo Run residents were able to vote within their community. Indigo Hall, the community pavilion within Indigo Run became a polling place for the presidential primaries in June and the presidential election on November 4. Indigo Run is now one of five Hilton Head Island and Bluffton gated communities to have polling places within their community security gates. The other four gated communities are Sea Pines Resort and Hilton Head Plantation on Hilton Head Island and Moss Creek, Belfair and Sun City Hilton Head in Bluffton.

Ms. Terry Leary, General Manager of Indigo Run says that it took three years for Indigo Run to become a first-year polling site. ”The Beaufort County Election Commission anticipated the need for an additional polling place in this area because of the anticipated building and population growth outside of Indigo Run on nearby Leg O’Mutton Road and Marshland Road. They expected growth there and knew that the development would impact our precinct. So, they came to me over three years ago – this didn’t happen overnight – and asked if we would be willing to use Indigo Hall as a precinct polling place. They felt like it would be justified to have a precinct just for the people within Indigo Run because there were enough numbers here – approximately 1,500 people. I thought that this would be phenomenal! So, we proceeded and it took the Department of Justice until June of 2007 to approve it – about two years. I was thrilled! We were able to include all areas of Indigo Run that include the River Club and Broad Pointe so that all Indigo Run residents can vote within our gated community. Every Indigo Run resident that I have talked to about this has been satisfied with this convenience. I think that it’s another advantage to living here – an improvement in our quality of life. We are always working for that.”

We don’t need the Go Gated Blog to tell us that Hilton Head home prices have fallen. Statistically, home prices have fallen from September 2007 to September 2008 by 10.8%. But, are prices at the bottom and if not, when will this happen? The fact is that nobody knows exactly when prices will bottom and economic events like that are impossible to predict accurately. But, we can study our local housing numbers as we do in this blog and draw our own conclusions about what may happen next.
The best statistics about Hilton Head home sales for us to study come from the Hilton Head Multiple Listing Service and come with this disclaimer: “The statistical data presented herein has not been verified by the Multiple Listing Service of Hilton Head Island Inc, Richard Kadesch or Go Gated Realty. The publication of the information hereof is not a representaiton of any fact whatsoever.”
The Number of Hilton Head Homes Sold

- The average sales prices of homes shows a gradual decline in the past 13 months (see the graph, above). The average home sale in September 2007 was $600,496 vs the average home sold in September, 2008 of $535,719 shows a decline in average sales price of $64,777 or 10.8% year to year for September. We will probably see some lower average sales prices in 2009 and we will have to monitor the data to see when we hit bottom.
- The number of homes sold shows a gradual decline (see the graph, above). 169 homes sold in September 2007 vs 83 sold in September 2008. This is a decline of 50.9% for these two months year to year. Okay, so there are fewer buyers but to speculate about why is to ask if prices are still too high, credit is too tight and if buyers are waiting for the presidential election or some other event as a buying signal.
- The dollar volume of Hilton Head homes sold declined from $101,483,835. in September 2007 to $44,464,691. in September 2008 ( see the graph, below). This is a decline of 56.2%. This number, together with the number of homes sold data tells me that more homes are selling in the lower price range, at least in September, 2008.
- The average days on the Market to sell is up from 125 in September 2007 to 149 in September 2008 (see the graph, below). This is an increase of 24 days, or 19.2%.

What Must Change For Prices to Recover- The supply and factors must change. Demand must increase more than the supply increases. The supply must decrease. We see this happening and many sellers do not renew listings and withdraw properties from the market. In September of 2007 there were 2,904 Hilton Head homes for sale vs 2,842 homes for sale in September, 2008 – a reduction of 2%.
- The rate of foreclosures must diminish. While foreclosures are a small part of the sales inventory, they depress prices at the low end..
- Credit must be available for buyers and at attractive interest rates. The government is not committed to this issue.
- Buyer confidence must improve. Many buyers are waiting for the market to settle down and to me, this means that they expect to get lower prices by waiting or they must sell before buying. Buyers also don’t like uncertainty in general and there is a lot of that right now. We need to have the Presidential election to eliminate the uncertainly about who will be our next President. We need more assurance that the national and world economy will improve.
The Go Gated Blog will be monitor events and HIlton Head home prices. The needed changes will happen slowly. National experts see a housing recovery underway but that will take several years to complete. Hilton Head is typically among the last places to feel a recession and among the first to recover. This is in part because there are many affluent buyers of prime Hilton Head Island real estate. It is also true that Beaufort County is among the fastest growing counties in the State of South Carolina. There are many new jobs here and baby boomer demographics favor the Hilton Head retirement and second home housing market.
Some Good News for Hilton Head Home Sellers- The gradual decline in prices gives sellers a reasonable expectation of what buyers will pay.
- There are buyers in the marketplace.
- We are probably at or near the bottom of home prices.
- Banks do have money to lend and interest rates are generally pretty good.
- If you sell low now and will buy again, you will probably buy low too.

What is a Hilton Head Home – Statistically?
All sales from the entire HIlton Head MLS area is used for the data in this article. Yes, the Hilton Head statistial home is a combination of some trailers down the road, a few ocean front mansions and numerous other homes. Please ask the Gated Communities Specialist ® about the sub-market of the neighborhood that interests you. Recently a client who bought a house from me last year in Hilton Head Plantation called to find out how much he believed home prices must have fallen in his neighborhood. The numbers told me that prices where he lives have not fallen at all. He loves his home and has no regrets. He could not have bought it now for the low price that he got even if it was for sale today.
Remember, this data describes homes - not villas or lots. That data will be presented in separate blog posts ASAP. Most sales of the Hilton Head Multiple Listing Service occur on Hilton Head Island or in Bluffton, South Carolina. Other areas that are part of the Hilton Head MLS include Ridgeland and Hardeeville, both in Jasper County. Also included are homes in Barnwell, Hampton, and Orangeburg counties.

A growing sub-group of Hilton Head real estate sellers are highly motivated. Some of them cannot ’hang on’ for a recovery that is anticipated to occur within the next twelve months. They want to sell now and they are offering low prices today. In addition, there are more foreclosures now than I have ever seen in my 33-year real estate career on Hilton Head Island, even though South Carolina has among the lowest foreclosure rates in the nation. For ready and qualified buyers, this is a juicy opportunity.
