Cosmic Runners, Flower Ladies, Another World
Many years ago, my generation dreamed about Cosmic Runners, Flower Maidens, Friends, Hearts and Sailboats to a Better World. Where are those dreams today?
This past weekend, Hilton Head Islanders were invited to enter Peter Max’s world and have their dreams energized at the Karis Gallery in the Village of Wexford on Hilton Head Island. Peter Max was there with his paintings and our eyes were filled with color as we were seduced with timeless images of his world and ours.

There may be nothing like seeing the Flag of Utopia to bring back the feeling of what can possibly be, a world of unlimited potential, the way we felt when we were in college. I was there, many years ago at the Times Square Cinema when the movie Yellow Submarine came out. I knew women with flowers in their hair and cosmic runners connected to everything by a rainbow that arched overhead with peace, love and understanding. I still sail to a better world in my own way and still know many Cosmic Runners and flowered women.

I asked Peter Max, “Was there one woman who inspired the woman with the flowered skirt?”
“No, I just made that up” he said.
These times seem so different from the 60s. I asked him, “Do you think that a young Peter Max coming up today would paint like you do?”
“You never know” Max answered.
I asked him, “Have you been to Hilton Head Island before?” “Probably”, he answered. I read that he has a very busy travel schedule and he does not remember all the places where he has been. Was there a deeper meaning for me to ponder? Do any of us really know everywhere we have been? No – too complicated, not like the simple, straightforwardness that Peter Max gives to his art, that life can be beautiful. We should live our lives with love and make a better world.
Ms. Liberty may brood because she may think that we are not fulfilling the promise of our dreams, what she wants for us in the United States of Utopia.
What does Umbrella Man think and why does he have an umbrella?
“That’s Pablo Picasso. the Cellest”, said Peter Max. “I saw a picture of him with his umbrella and bowler and I liked it”.
I did not ask why Umbrella Man does not have a head but my head was fed and the dream resonated. Life can be simple. Life can be love that never ends when you follow your dreams.
It was great to meet Peter Max and enjoy the bright colors of his original paintings and be reminded that our lives can and should be filled with love.

Hilton Head Home Sales Prices x $1,000.
We don’t need the Go Gated Blog to tell us that Hilton Head home prices have fallen. Statistically, home prices have fallen from September 2007 to September 2008 by 10.8%. But, are prices at the bottom and if not, when will this happen? The fact is that nobody knows exactly when prices will bottom and economic events like that are impossible to predict accurately. But, we can study our local housing numbers as we do in this blog and draw our own conclusions about what may happen next.
The best statistics about Hilton Head home sales for us to study come from the Hilton Head Multiple Listing Service and come with this disclaimer: “The statistical data presented herein has not been verified by the Multiple Listing Service of Hilton Head Island Inc, Richard Kadesch or Go Gated Realty. The publication of the information hereof is not a representaiton of any fact whatsoever.”
The Number of Hilton Head Homes Sold

169 90 87 143 66 113 107 140 156 129 148 106 83 A Summary of Hilton Head Home Sales DataHere is a summary of some 13-month statistics taken from the HIlton Head MLS:
- The average sales prices of homes shows a gradual decline in the past 13 months (see the graph, above). The average home sale in September 2007 was $600,496 vs the average home sold in September, 2008 of $535,719 shows a decline in average sales price of $64,777 or 10.8% year to year for September. We will probably see some lower average sales prices in 2009 and we will have to monitor the data to see when we hit bottom.
- The number of homes sold shows a gradual decline (see the graph, above). 169 homes sold in September 2007 vs 83 sold in September 2008. This is a decline of 50.9% for these two months year to year. Okay, so there are fewer buyers but to speculate about why is to ask if prices are still too high, credit is too tight and if buyers are waiting for the presidential election or some other event as a buying signal.
- The dollar volume of Hilton Head homes sold declined from $101,483,835. in September 2007 to $44,464,691. in September 2008 ( see the graph, below). This is a decline of 56.2%. This number, together with the number of homes sold data tells me that more homes are selling in the lower price range, at least in September, 2008.
- The average days on the Market to sell is up from 125 in September 2007 to 149 in September 2008 (see the graph, below). This is an increase of 24 days, or 19.2%.

What Must Change For Prices to Recover- The supply and factors must change. Demand must increase more than the supply increases. The supply must decrease. We see this happening and many sellers do not renew listings and withdraw properties from the market. In September of 2007 there were 2,904 Hilton Head homes for sale vs 2,842 homes for sale in September, 2008 – a reduction of 2%.
- The rate of foreclosures must diminish. While foreclosures are a small part of the sales inventory, they depress prices at the low end..
- Credit must be available for buyers and at attractive interest rates. The government is not committed to this issue.
- Buyer confidence must improve. Many buyers are waiting for the market to settle down and to me, this means that they expect to get lower prices by waiting or they must sell before buying. Buyers also don’t like uncertainty in general and there is a lot of that right now. We need to have the Presidential election to eliminate the uncertainly about who will be our next President. We need more assurance that the national and world economy will improve.
The Go Gated Blog will be monitor events and HIlton Head home prices. The needed changes will happen slowly. National experts see a housing recovery underway but that will take several years to complete. Hilton Head is typically among the last places to feel a recession and among the first to recover. This is in part because there are many affluent buyers of prime Hilton Head Island real estate. It is also true that Beaufort County is among the fastest growing counties in the State of South Carolina. There are many new jobs here and baby boomer demographics favor the Hilton Head retirement and second home housing market.
Some Good News for Hilton Head Home Sellers- The gradual decline in prices gives sellers a reasonable expectation of what buyers will pay.
- There are buyers in the marketplace.
- We are probably at or near the bottom of home prices.
- Banks do have money to lend and interest rates are generally pretty good.
- If you sell low now and will buy again, you will probably buy low too.

What is a Hilton Head Home – Statistically?
All sales from the entire HIlton Head MLS area is used for the data in this article. Yes, the Hilton Head statistial home is a combination of some trailers down the road, a few ocean front mansions and numerous other homes. Please ask the Gated Communities Specialist ® about the sub-market of the neighborhood that interests you. Recently a client who bought a house from me last year in Hilton Head Plantation called to find out how much he believed home prices must have fallen in his neighborhood. The numbers told me that prices where he lives have not fallen at all. He loves his home and has no regrets. He could not have bought it now for the low price that he got even if it was for sale today.
Remember, this data describes homes - not villas or lots. That data will be presented in separate blog posts ASAP. Most sales of the Hilton Head Multiple Listing Service occur on Hilton Head Island or in Bluffton, South Carolina. Other areas that are part of the Hilton Head MLS include Ridgeland and Hardeeville, both in Jasper County. Also included are homes in Barnwell, Hampton, and Orangeburg counties.

Hampton Pointe Completes Construction of the Jack Nicklaus Design Golf Course
Hampton Pointe and the New Jack Nicklaus Design Golf Course
Construction on the new Jack Nicklaus design golf course at Hampton Pointe is now finished. Hampton Pointe is a private, gated community located in Hardeeville, South Carolina and the newest private golf community in the Hilton Head area. A new aerial picture of the community is shown above. Developer Toll Brothers wants the course to be perfect when it opens in September, 2009 and so they will let the grass grow and establish itself for one year. The Developer says that this maturing process will build a strong turf that will last over time. When open, the course is expected to be one of the best in the Hilton Head area.
The Jack Nicklaus course will be private and available for play only to property owners of Hampton Pointe. The dues at Hampton Pointe are only $298 per month and they include all club dues and property association fees! Hampton Pointe is a high quality community with custom and model homes, outstanding recreational amenities but with low fees. The combination of high quality and low fees makes Hampton Pointe one of the best, if not the best private golf community values in the Hilton Head Island area. The clubhouse will be of exceptional size and quality and will be the social center of the community. It is scheduled to begin construction in May, 2010 and will be completed by May 2011.

The Biggest Issues Facing Hilton Head and Bluffton Schools Today
According to a suvey by the Hilton Head-Bluffton Chamber of Commerce, the three biggest issues facing our schools today are the quality of instruction, school funding and the explosive growth of our community. OnThursday, August 28, 2008 several top local school officials taddressed these issues and answered two other important questions: What makes our children prepared academicaly and what makes a well-rounded student? The State of the Schools event was held at the Hilton Oceanfront Hotel and was sponsored by the Hilton Head-Bluffton Chamber of Commerce.
The academic speakers were Fred Washington Jr, Beaufort County School Board Chairman; Dr. Valerie Truesdale, Beaufort County Schools Superintendent; Mike Lindsey, Headmaster, HIlton Head Christian Academy and Peter Cooper, Interim Headmaster, Hilton Head Preparatory School. Athletic program speakers were Ron Peduzzi, Head Football Coach, Hilton Head Prepartatory School; Jerry Faulkner, Assistant Headmaster for Student Development, Hilton Head Christian Academy; Jeremy West, Head Football Coach, Bluffton High School and Tim Singleton, Head Football Coach, Hilton Head High School The speakers’ comments are presented in six parts by the Go Gated Blog as follows:

A beaufort native, Fred Washington Jr. graduated from Robert Samlls High School in 1964 before entering Boston University to earn a B.A in psychology. From 1980 unitl 2007 he worked as the director of the Beaufort County Department of Social Services. He is currently a member of the Beaufort County First Steps partnership Board and the Coastal Community Foundation Board (Chair, Beaufort Advisory Fund). He has previously served on the Beaufort City Council and on the Boards of the Beaufort County Joint Planning Commission, Low Country Council of Governments, Technical College of the Lowcountry, United Communities for Child Development, Boys and Girls Club of the Lowcountry, Beaufort Housing Authority and the Greater Beaufort Chamber of Commerce.
Beaufort County Schools are Better Every DayFred Washington, Jr. Beaufort County School Board Chariman says, ”The state of our public schools in Beaufort County is better than it has been in the recent past and improving every day. Public education in Beaufort County is provided by the Beaufort County School District, governed by an elected body of eleven

trustees and administered by an appointed Superintendant. Within the past two years, six new members have been added to the Board of Education; coupled with five returning veterans, this new talented and diverse board has made a committment to put the learning and education of all our children first. That must take priority over considerations of social and economic status, residency within tthe county, ethnicity, gender, race or political affilitation. Our committment is reflected in our District’s belief statement. Let me share four of those fourteen beliefs with you.
- Every child can learn and be successful.
- Every child has unique talents and skills.
- Every person in the organization contributes to the success of the children.
- Beaufort County School District’s committment to the following will improve each child’s chance for a successful tuture, a) Placing the child at the center of all decision making. b) Identifying and addressing each individual child’s needs, c) Nuturing each child’s unique individual potential and d) Preparing all children to work and learn in a complex global society.
How is Beaufort County School District addressiing quality instruction? The Board initially addressed this through its decision to hire Dr. Valerie Truesdale, a
Superintendent with a strong background with instruction and curriculum. That is paramount. You must have instructional leadership. One of the things that this Board realized was that we faced certain critical decisions that permeate the rest of our system. We think that we have to exercise good decision making skills and we have to have someone on the administration side who is that leader that can get everyone on board and can carry us in the right direction. So we are very fortunate to have Dr Valerie Trusdale who is the President of the Association of Supervision and Curriculum Development and who has international education credentials and experience. We are addressing quality instruction by making sure that our leadership is of the highest quality.
We do not belive that the present funding formula used by the State is fair and equitable to Beaufort County. Therefore, we are continuing to work with our legislative delegation, County Council and Chambers of Commerce to advocate a change. We know that most people perceive us as being rich and they think therefore we must not have any funding needs. The realities are that we have needs in this county. 52% of our students receive free or reduced lunches. There is poverty in this rich community that must be addressed. The formula presently does not address that and it is not fair. We need to work together to change that and we appreciate all that you have done to be partners in acheiving that. 
We are dealing with rapid growth by putting in systems and processes that will address needs based on data. You have several representatives on Hilton Head Island who are advocates of systems and data processes and who will make decisions based on data. So planning and having systems in place is important to address rapid growth. We, with the leadership that we have in place now, have taken important steps to insure that proper planning is data driven and that we have the right people in the right places doing the right things.”
